Before we get involved in timing, I wanted to give you a couple of my predictions for 2010.
Like Edgar Casey, I have some predictions for what I think 2010 will bring us in the way of real estate. Unlike Edgar Casey I am the sleeping realtor, not the sleeping prophet. I think 2010 will be a continuation of the worst performing retail real estate market in the 21st century. This is a bad thing for people trying to sell their house retail, but the opportunity of a lifetime for those who are looking to purchase real estate for personal use or investment. Which defines the second half to this blog on the subject of Timing. After 2011, the horse will have left the barn, the train has left the station, the cat is out of the bag, and we will all look back at this year as having been the greatest time to buy real estate.
Timing- With raging government spending and printing money faster than the government can spend it, there is no other future but hyper-inflation. My prediction is we will see the first month of hyper-inflation at the end of 2010 all the way through 2012.
Timing- Your grandchildren will ask you about the record low interest rates that happened in 2010. What will you tell them?
Timing- Unlike every other state in the union, Texas, with its 400,000 plus population growth each year, will actually see a shortage of homes by the end of 2010. How much of that shortage will you control?
Timing- Have you heard the story of the two hunters walking through the woods and they stumble upon a grizzly bear. One of the hunters drops to his knees and pulls from out of his backpack a pair of running shoes. The other hunter laughs and says to him "you can't outrun a bear!" The first hunter says "I don't have to outrun a bear, I just have to outrun you!". Texas is the hunter with the running shoes, we are positioned through conservative state fiscal policy and a well oiled machine, that has a head start over the rest of the country. My prediction is that we will develop a cold in 2010-2012 while the rest of the country has pneumonia.

Just remember, you are lucky enough to be in this country and super lucky enough to be in this state where there are two positive forces that are at record numbers. Record low interest rates and record high inventory. Just fyi over 400,000 people moved into texas last year. My next blog will be about timing.
